We offer a comprehensive rental service for property owners who live in the EU and outside the EU. The service comprises renting out the property in various ways; from our office, through our network or on all major OTA´s like Booking.com, Airbnb, Homeaway, Tripadvisor and all of their subsidiaries (100+). We make sure your property is not damaged by guests, but in the unlikely event this does happen we have methods in place to recover expenses. The apartments get cleaned by our in-house staff to a very high standard. We look after your property as if it was our own in your absence. Our service can include renovation projects, project management, holiday let license application, tax declaration services and more. We would be happy to inform you in more detail in a personal talk at your property or in our office in Parque Santiago 2. This service is provided on a 12 month contract.
Looking to purchase a property in beautiful Tenerife? We offer a personalized service to find you the best property, be it for own use, investment or a bit of both. On our sales website, www.tenerifeprojects.com we offer a number of properties, but do not hesitate to contact us if the property you are after is not listed on our site. We collaborate with several real estate agencies to find the property you are after. We assist with obtaining required documents such as a NIE (identity document for foreigners) and the opening of bank accounts or accounts with utility companies. We also offer information and assistance with immigration, translation of documents and all matters related to moving to Tenerife. Vv (Viviendas Vacacionales) licenses are issued by the Cabildo de Tenerife and the local Municipality since the beginning of 2019 for most properties located in tourist zones making it legal to rent out your property for short periods (holiday letting). TRS can apply for the license on your behalf or in our company name. If an Intermediary agreement is in place we will also register the guest with the relevant authority as is required under the terms of the license. We can also arrange for the declaration of the tax related to property rental (Modelo 210). The cost of the license depends on the size of the property and location (municipality) and starts from € 395,00 + one-time local Council tax. In some instances we cover the cost of the application (not the one-time tax and other expenses). In most instances we pre pay all expenses related to the license and reconcile with future rent received so their is no money outlay. The application process usually takes a week. A sign with license number will be placed by the entrance of the apartment as required by law.
As from 2021 cleaning services are only offered to clients who have a intermediary contract with us.
